A $2 billion masterplan of six towers on seven hectares beside the Central Park of Tbilisi, with 600,000 m² of construction. Trump Tower Tbilisi is the first of them to rise, at 280 metres over 62 floors.
Archi and Invia build it together. Both are Georgian, and between them they have shaped much of what modern Tbilisi is built from.

Invia, building it with Archi.
Invia is a leading real estate development company in Georgia, founded by two of the country's largest conglomerates. It has operated in the property market for a fourth consecutive year and manages ten ongoing projects across Tbilisi, every one built on the fifteen-minute city principle and aligned with the principles of contemporary urban living.
Its multifunctional residential projects bring residential, commercial and parking space into a single urban ecosystem, with particular emphasis on quality, architectural excellence and long-term value. They are delivered with leading international and local brands - the Swiss lift manufacturer Schindler, the German facade and window systems producer Schüco, and NBK, the German maker of premium terracotta facade materials, among others. Three further projects are planned by the end of 2026.

Downtown Tbilisi sets 600,000 m² of construction on seven hectares beside the Central Park of Tbilisi - residences, offices, a hotel and 45,000 m² of retail on a shared podium, over 3,600 parking spaces. Trump Tower Tbilisi is the first of its six towers to rise.

The architects
The architects behind it.
Archi and Invia brought three international practices to Downtown Tbilisi. Gensler of Washington, D.C. - the world's largest architecture practice - designed Trump Tower Tbilisi. Surbana Jurong and SAA Architects of Singapore, and Chapman Taylor of the United Kingdom, shape the rest of the masterplan.
The Aston Martin Tower, on the northern part of the site, is designed by Aston Martin with architecture by SAA Architects under chief architect Wei Yap Ooi.

Archi Properties is the largest residential developer in Georgia, with more than 18% of the market. Founded in 2006 by Ilia Tsulaia and his partners, it has completed more than fifty-five projects and delivered more of them than any other developer in the country - housing over 52,000 residents, and investors from thirty-four countries.
Archi Group reaches beyond housing: 219 megawatts of installed renewable capacity across hydro, solar and wind, and an AAC building-materials factory operating under licence from the German manufacturer Ytong. The company has taken its first projects abroad, in Florida, and sold more than three thousand homes in the past year. It is the first developer in Georgia to build master-planned developments, of which Downtown Tbilisi is the largest. Its resorts run to Le Méridien Sioni Lake Resort & Spa on Sioni Lake and the Kobuleti Beach Resort on the Black Sea coast.
